How AI coaching works at the Lab.

You choose group coaching or the Private Lab, tell us about your business through an intake or a live Diagnostic, and then learn each AI skill on real real estate work and build it into your own business. Every session ends with something you can use that week, and at 90 days you measure what changed.

From your first click to your first working system.

  1. 01

    Choose where to start

Group coaching is for agents who want to learn alongside others at $99 a month. The Private Lab is one-on-one coaching with Frank at $497 a month, and it starts with a live Individual Diagnostic. If you are not sure which fits, the start-here guide matches common situations to the right first step.

  2. 02

    Tell us about your business

Group members complete a coaching intake right after checkout. It takes about eight minutes: true or false questions about what you have done with AI and how your systems run today, 1 to 5 ratings of your skills and priorities, and a few short written answers about the task that eats your week and what a win would look like in 90 days.

Private Lab members start with the Individual Diagnostic instead: a live, in-depth assessment of your business with Frank.

  3. 03

Learn the skill on real work

Each session teaches one AI skill using actual real estate tasks: a listing description, a follow-up sequence, a market update, a CRM cleanup. You see it done on real work, not a slide about it.

  4. 04

Build it into your business, with coaching

Then you build it on your own business while Frank coaches. Questions get answered on your listings, your database, and your follow-up, not a hypothetical agent’s. What broke gets as much attention as what worked, because that is where most of the learning is.

  5. 05

    Leave with something working

The test of every session is simple: you leave with a working prompt, template, or system you can use that week. Recorded builds, prompts, and templates go into the systems library, and the member board is there for questions between sessions.

  6. 06

Measure what changed at 90 days

Your intake ratings are a baseline. At 90 days you rate the same items again, from your confidence with AI to the consistency of your follow-up, so progress shows up in numbers, not just a feeling.

What a coaching session looks like.

Every group session follows the same three-part structure, so the time always ends in something you can use.

Part one

See it done on real work

One skill, demonstrated on a real real estate task. You see the prompt, the system, the output, and the decisions behind it.

Part two

Build it with coaching

You build the same thing on your own business. Frank works through questions and what breaks, with the group learning from each other’s builds.

Part three

Leave with it running

Before you leave, you have a working version and a next step. If it is not working yet, that is what the member board is for.

How group coaching and the Private Lab differ.

$99 per month

Group coaching

Live sessions with Frank and other agents, moving at the pace of the group. Your intake shapes where your coaching focuses.

Best for agents learning the foundations and building their first systems, and for anyone who learns well from watching other agents build.

$497 per month · starts with a $297 Diagnostic

Private Lab

One-on-one coaching with Frank, built from your Individual Diagnostic and focused only on your systems, at your pace.

Best for agents who know AI should be doing more in their business and want a plan built around it. The $297 Diagnostic is credited in full to your first month.

How we keep coaching honest and safe.

AI in real estate touches client data, advertising rules, and fair housing law. These standards apply to everything taught in the Lab.

  • A person reviews everything before a client sees it. AI drafts; you decide. Every system we teach keeps you in that seat.
  • Compliance is taught, not footnoted. Fair Housing in AI-written marketing, TCPA rules for automated calls and texts, disclosure, and client privacy are part of the curriculum.
  • What members share stays with members. Business numbers, client details, and struggles shared in sessions or on the board are confidential under the member guidelines.
  • No pitching. Members do not sell to each other in the Lab, and tool recommendations come from use, not from vendors.
  • No promised results. We teach, coach, and measure. We do not guarantee leads, closings, or income, and you should be wary of anyone who does.

How it works: common questions.

How do I start group coaching?

Choose Join the Lab, pick group coaching, and pay $99 through Stripe’s secure checkout. You go straight to a coaching intake that takes about eight minutes. Once it is in, you get an email with a link to set your password and enter the member portal.

What is the coaching intake for?

It tells Frank where you are with AI, what your business runs on, and which areas you want AI to handle first, so coaching starts at your level instead of at a generic starting line. It is 33 questions, mostly true or false and 1 to 5 ratings, plus five short written answers.

What happens if I miss a session?

Recorded builds, prompts, and templates go into the systems library in the member portal, and you can ask questions on the member board between sessions.

How do you measure progress?

The 1 to 5 self-ratings in your intake are a baseline. At 90 days you rate the same items again, so you can see what changed in numbers, not just feel it.

Can I move from group coaching to the Private Lab later?

Yes. Private Lab coaching starts with a $297 Individual Diagnostic, and the $297 is credited in full to your first Private Lab month.

Is what I share about my business kept confidential?

Yes. Every member accepts the member guidelines, which require that what members share, including business numbers, client details, and struggles, stays with members.
